The Estonian House's demise is not the fault of the structure but the failure of the management to drive up service quality levels.
First, by not protecting and building market share and dominating community activity, they did not capitalize on the single greatest source of revenue growth today.
Secondly, they missed out on substantial cost savings and efficiencies that high service quality carries with it. They could have taken those savings and revenue gains straight to the bottom line. (How much did those consultants cost ?)
Third, by failing to improve service quality, they decided to erode their customer base. In time, the customers found someone else (Tartu College) who coddled them better. 90% of your unhappy customers don't complain to you. They simply disappear and then get even. Most companies concluded that it costs five times more to get new clients than to delight and retain their existing ones.
Good luck with the new Estonian Business Centre, you will need it.

The Estonian House is just bricks and mortar. It's a nice thing to have to preserve and promote "eesti keel ja meel". Without that, a gathering place like Eesti Maja loses it value.
