International Estonian Centre (IEC), aiming for its 2021 opening has submitted new and updated documents for the City Planning Division.

Zoning Building Code Examiner has identified a number of Zoning Bylaw contraventions that require approved variances.
Some of the variances that still need approvals by the Committee of Adjustment:
1. The maximum permitted height is 12 meters, requested 12.85 meters
2. The required minimum number of parking spaces for the proposed uses is 19 spaces. The proposal will have 0 spaces.
3. The proposed uses at 11 Madison Av. include a restaurant, a take-out restaurant and a branch of a bank or financial institution, currently not permitted at 11 Madison Av.
