I find it interesting that all of the articles in the Tulge series (there have been many) endeavour to create doubts about the feasibility of the Madison project. Then, there is the attempt to state that the Tulge initiative has significantly less risk, or that the risks can be better managed. Most undertakings come with risk and the job of professionals is to mitigate/manage risk. It is preposterous to state that from a risk management perspective Tulge is preferred. There are so many unsubstantiated promises in the articles: donations by professionals of time and materials, (lined-up?) tenants, representations re purported professional experience of committee members, etc. (All we have seen is a video.) In the software business this would be called vapourware. I really don't like this casting of doubt on Plan A when Plan B is vapourware at this point in time.

It is good to have hope for a plan. But I can't go along with a plan that has many drawbacks. Though the design for the Madison building is beautiful, why should we "hold our nose" and have to settle with the deficiencies of Plan A? I would settle, if there were fewer problems, but my gut tells me that I can't at this time. I just feel that the community will be screwed when it is finally built and we will be renting space elsewhere for community events.

23to an Observer; the "vapourware" lexicon has only migrated from its digital origins to the automobile industry but not to the world of Philosophy, the Culture of a People (what really makes them tick) and the reality of 3-dimensional Architectural drawings executed skillfully by an inspired Estonian soul. The Tulge Külla initiative has already tapped into the creative psyche of Toronto Estonians with a welcoming brand, architectural form; when old meets new and the materiality of wood, so familiar and so Estonian. The language and timbre of THIS proposal, the caput mundi of Toronto Estonians is inclusive, an invitation, to all members of the community who are asking: "Hmm, where do I belong in this project?". I am ready to participate, to 'give back' and thank my parents and this wonderful community I was privileged to grow up in.

24While the "Tulge" alternative is by all counts an unsubstantiated, unproven, high-cost, unaffordable, infeasible option, it is also sad that the Madison project is set to dramatically alter the long-term viability of one Four Pillar organization. Sad for everyone, forever!

19The Tulge initiative purports to be a contingency plan, should the Madison project not succeed. However, I find it truly bothersome that the common thread that runs through the series of Tulge articles is the casting of doubt about the viability of the Madison project. From what I have read in the Esto paper, there has been a considerable commitment of manpower (both volunteer and paid) and financial resources to the initiative. With the multiple failed initiatives (condo developments on the Broadview site), this is the closest we have been. We should be supporting it, and not undermining it. Yes there are risks, but these will be found with any undertaking. And it's all about managing them. Let's pull together to have it succeed. Our community is small.

Tulge is not alternative to Madison, it is a Plan B if Revera walks.
Considering that took 4Orgs substantial financial resources (more than 1 mln?) to come up with sub standard "Due Diligence" and considering that it took 16 months for 4 Orgs to complete (6 months more than the self imposed deadline), I say Tulge is doing pretty good in comparison.
